# Introduction

What is ELYFI Protocol

{% hint style="info" %}
This ELYFI documentation is archived as part of Elysia's history and is no longer maintained. ELYFI merged into [Elysia DeFi](https://www.elysia.land/defi) in January 2026. For Elysia's current products (RWA tokenization, Elysia Perps and ELUSD), visit [elysia.land](https://www.elysia.land/).
{% endhint %}

ELYFI Protocol is a decentralized finance (DeFi) platform designed to bridge the gap between traditional finance (TradFi) and blockchain-based financial solutions. By leveraging the power of Web3 technology, ELYFI Protocol aims to tokenize a variety of real-world assets, initially focusing on the residential real estate sector, and now expanding to include receivables such as e-commerce receivables. The platform provides a wide range of opportunities to DeFi users. ELYFI Protocol enables borrowers to access loans backed by tokenized real assets, while liquidity providers can earn interest on their investments in a secure and transparent environment.

#### ELYFI Protocol's Mission and Goals

The mission of the ELYFI Protocol is to connect DeFi with real-world assets and provide stability to the on-chain market. ELYFI Protocol envisions a future where DeFi liquidity providers have access to a diverse set of investment opportunities, including real estate investments and various receivables, with improved liquidity, profitability, and safety. By tokenizing real estate and other assets, ELYFI Protocol aims to make the investment process more efficient and lower the barrier to entry for both borrowers and liquidity providers.

ELYFI Protocol is committed to maintaining a stable and secure platform that adheres to regulatory requirements, while also being governed by a decentralized community of token holders, fostering transparency and community-driven decision-making.

#### History

ELYFI Protocol offers a diverse range of investment products with varying yields and maturities. Since its launch in 2021, ELYFI has operated a total of 82 loan-to-value real estate products. Between Q3 2021 and Q1 2023, the platform has facilitated 64 loans, totaling $8,267,391 in investments.

# Tokenization of Real-World Assets

ELYFI Protocol enables the tokenization of various real-world assets, initially focusing on the residential real estate sector and now extending to encompass receivables such as e-commerce receivables. Tokenization allows asset owners to raise capital more efficiently, while offering DeFi liquidity providers access to a diverse range of real asset investments that provide potential profitability and stability.

These products include loans backed by real estate, SMEs, and medical personnel. ELYFI sources its receivables from online investment-linked financial business entity in Korea, such as PeopleFund and 90days. These companies are reputable financial institutions in Korea, regulated by the Korean Financial Services Commission (FSC).

* Apartment Collateralized P2P Principal Receivable: 10-13% yield with a 1-year maturity.
* Mortgage Loans (real estate): 11-12% yield with a 1-year maturity.
* E-commerce Receivables: 10-13% yield for 90 days with a 7-day to 2-week maturity, and 6-8% yield with a 1-2 week maturity.
* Physician Future Receivables (credit): 10-13% yield with a 6-month maturity.

To deliver a more comprehensive representation of the assets and improve the investment process, ELYFI Protocol tokenizes real assets in the form of Non-Fungible Tokens (NFTs). Each NFT represents a unique asset and includes detailed information about the asset, as follows:

* Collateral type (collateral\_type): This field indicates the type of collateral securing the tokenized asset, such as principal receivable based on e-commerce receivables.
* Right to receive principal and interest payments: This field contains an IPFS link to an image representing the investor's right to receive principal and interest payments on their investment.
* Certificate number (certificate\_number): A unique identification number for the investment certificate.
* Holder (owner): The owner of the investment certificate.
* Item number (item\_number): A unique identification number for the specific investment product.
* Product name (product\_name): A descriptive name for the investment product, such as Card Transaction Settlement (CTS).
* Investment amount (investment\_amount): The total amount invested in the specific asset.
* Investment rate (investment\_rates): The interest rate or return on the investment.
* Investment post date (investment\_post\_date): The date the investment was made.
* Repayment due date (repayment\_due\_date): The date by which the investment must be repaid, including principal and interest.

By incorporating this additional information within each NFT, ELYFI Protocol offers liquidity providers enhanced transparency and a more comprehensive understanding of their investments, contributing to the platform's overall efficiency and security.

# Tiered Structure

With ELYFI version 2, a tiered structure is introduced, featuring senior and equity tranches that provide users with more options to suit their risk preferences. Senior tranche liquidity providers receive a fixed percentage of returns, while equity tranche liquidity providers take on a portion of the senior tranche's risk in exchange for a potentially higher return. This structure allows liquidity providers to choose the level of risk they are comfortable with, and it promotes a balanced approach to risk management.

ELYFI Protocol uses Senior Tokens (SNT) and Equity Tokens (EQT) to represent investments in senior and equity tranches, respectively. Liquidity providers can buy and sell Senior Tokens before their expiration date through the waiting pool. There are no penalties for early repayment by borrowers.

The tranche ratio of 7:3 allows for greater flexibility in managing the investment pool. The initial rate is set at 100%, and the minimum ratio is 15%, which is half of the equity tranche. The pool manager can vote to suspend or restart the pool based on certain indicators, such as the ratio of the equity pool principal to the senior pool principal. A delinquency is defined as any amount past its due date.

A pool suspension occurs when delinquencies exceed 15%. During suspension, further lending is restricted, but loan repayments, pending applications, and transactions are allowed. A 7-day grace period follows a pool suspension, during which the pool may be reactivated if arrears are filled and specific criteria are met. If the arrears are not filled during the grace period, the pool is closed, and those in good standing will be paid when the due date arrives.

# Refundability and Withdrawals

In ELYFI version 2, to enhance the stability of the protocol, users' liquidity can be added or removed based on a queue. A waiting list is implemented for liquidity supplying and redemption, matching them when conditions are met.

Refundability and Withdrawal features are only available for Senior pools. The price of Senior Tokens increases as the time to receive interest approaches. If collateral becomes delinquent or defaults, the price of Senior Tokens may decrease. The Equity pool does not have a reserve pool because it is a subordinated pool, and liquidity providers are required to participate from the start of the pool until maturity.

# Portfolio Structure

The ELYFI Protocol is organized into multiple portfolios. Users can view the existing portfolios within the protocol and allocate their liquidity to a specific portfolio based on a combination of stability and return. Each portfolio has an administrator, called an Asset Originator. An Asset Originator may borrow cryptos. Each portfolio has a cap, determined by the protocol based on the Asset Originator's deposit, reputation, and trustworthiness. This cap limits the accumulation of assets within the portfolio.

#### Portfolio States

There are five states of a portfolio:

* Funding status: This is the stage where depositors can supply cryptocurrency to the pool.
* Funded status: The pool's target amount has been raised. A pool refund will be given if the pool cannot be raised within the stipulated period.
* Live status: The loan and repayment is in progress.
* Stopped state: When a change in exchange rate or overdue amount occurs in a pool that is in Live state, it becomes Stopped when certain conditions are met. When a pool is stopped, loans become unavailable, and borrowers have a grace period (e.g. 7 days). During the grace period, if conditions are not met and cannot be returned to Live status, depending on the pool status, Senior Closed if all senior depositors can withdraw, or Closed if there is no default amount, all depositors can withdraw. State changes between Live and Stopped can be performed by anyone.
* Senior Closed Status: The Pool enters Senior Closed status when there is sufficient money for Senior Depositors to withdraw when the Pool reaches maturity or if conditions are not met during the grace period following suspension.
* Closed state: When a pool reaches maturity, or if conditions are not met during the grace period following a suspended state, the pool enters the Closed state when all redemptions are complete and the pool is closed.

# Asset Originator

Asset Originators manage one or multiple portfolios, each of which has a cap determined by the protocol based on the Asset Originator's deposit and trustworthiness. Asset Originators can create loans, each represented by a unique NFT, to manage the assets within a portfolio. They can access capital markets 24/7 and faster settlement than traditional finance systems with ELYFI protocol.

Asset Originator are also responsible for managing the composition of the loans to maximize returns. While the portfolio will generally be made up of loans sized appropriately for the maturity of the pool and the liquidity size of the pool, the final composition is the responsibility of the Asset Originator. In the event of insolvency of a particular portfolio due to mismanagement, the Asset Originator bears the losses, thus providing a built-in risk management mechanism.

# How to become a Asset Originator

The process to become an Asset Originator on ELYFI is open to leading institutions in the crypto industry and "real world finance" borrowers such as fintechs and credit funds. Prospective applicants can contact the ELYFI team to walk through the process. Once onboarded, they apply for a loan, which is then vetted by governance to determine if the loan will be executed.

To apply to become an Asset Originator with ELYFI, please contact us directly at <cs@elysia.land>.

# Loans

To operate the portfolio, governance decisions are required to create loan contracts. A loan is created to manage the assets within a portfolio, and each asset is an NFT. This means that a portfolio can have multiple loans, which are managed by an Asset Originator.

#### Loan States

There are five states for a loan:

* Created - The loan agreement is created with Elysia NFTs as collateral.
* Started - The loan enters this stage once it has been approved by ELYFI governance, and in this state, money can be borrowed.
* Canceled - The manager can cancel a loan associated with a invalid token.
* Repaid - The loan has been repaid correctly.
* Defaulted - The loan is in default.

The addition of portfolio and asset management structures enhances the ELYFI Protocol's capabilities, providing users with more control and flexibility in their investments. These structures also add another layer of transparency and security, as users can track the progress and status of their portfolios and loans, contributing to the overall stability and reliability of the platform.

# Sourcing and Due Diligence of Receivables

ELYFI Protocol sources its receivables from regulated financial institutions in Korea that are under the supervision of the Korean Financial Services Commission (FSC). The platform focuses on financial products with real estate as the underlying asset to ensure the safety and stability of investments. ELYFI Protocol performs thorough due diligence on the receivables it offers for investment, working with experts who possess nationally recognized real estate certifications.

When investing in the ELYFI Protocol, liquidity providers use stablecoins, which offer protection from the price fluctuations commonly associated with other cryptocurrencies. However, since the underlying assets are denominated in Korean currency, it is important for liquidity providers to be aware of potential exchange rate risks and opportunities.

However, senior tranche liquidity providers receive a fixed percentage return and are not exposed to currency risk, which means their returns remain stable regardless of exchange rate fluctuations.

Equity tranche liquidity providers, on the other hand, experience both the risks and rewards associated with currency fluctuations. For example, if the value of the KRW decreases compared to the stablecoin, equity liquidity providers might face losses. Conversely, if the KRW appreciates, these liquidity providers may see substantial gains.

#### Coordination with Regulatory Bodies

ELYFI actively cooperates with regulatory bodies like the Korean FSC and other relevant authorities. The platform maintains open lines of communication with these organizations to stay informed about changes in regulations and ensure ongoing compliance.

# Liquidation

In the event of defaults or other adverse events, the interests of senior and equity tranche liquidity providers are balanced using a predefined waterfall mechanism. This ensures that losses are allocated from the equity tranche to the senior tranche, providing a level of protection to the senior tranche liquidity providers.

Furthermore the pool issuer will liquidate the pool, and the pool will terminate once the liquidation is complete, and refunds are made. Senior liquidity providers have two options: wait for the offline liquidation process to be completed and withdraw when the funds are available or apply to sell at the price set by the bid-ask system.

# Insurance Pool

ELYFI Protocol has an insurance fund in place to protect liquidity providers in case of borrower default or platform failure. The insurance fund is funded by a portion of the fees generated by the platform and is regularly reviewed and adjusted to ensure its adequacy in covering potential losses.

# Governance

#### Decentralized Autonomous Organization (DAO)

The ELYFI Protocol is governed by a decentralized autonomous organization (DAO), which consists of sELFI token holders. This structure promotes transparency and community-driven decision-making, enabling a more inclusive and efficient platform management process.

#### ELFI and sELFI Tokens: Governance and Voting Rights

ELFI is the primary governance token of the ELYFI Protocol. By staking ELFI tokens, users can acquire sELFI tokens, which grant participation in the platform's decision-making process. Holders of sELFI tokens can vote on proposals through the Snapshot platform, influencing the platform's direction, upgrades, risk management, and revenue allocation.

#### Loan Underwriting and Execution Process

Loan underwriting and execution process

ELFI governance, represented by sELFI token holders, plays a crucial role in the loan underwriting process. The typical loan underwriting and execution process involves the following steps:

1. Create Loan Information: Asset Originators issue RWA tokens and create loan information for a specific pool. They request Elysia Governance to generate an RWA token containing documents and information about the physical asset before loan execution. To initiate a loan review, Asset Originators create the loan information on-chain and submit a proposal to Snapshot, requesting ELFI governance to review the loan.
2. ELFI Governance Loan Review: Governance participants who own sELFI tokens on Ethereum or BSC verify the loan information proposed by the Asset Originator and vote off-chain for a duration of 1 hour.
3. On-chain Reflection: After voting, anyone with ELFI tokens as collateral can reflect the off-chain voting results on-chain. If more ELFI tokens are used as collateral, the on-chain results can be changed. This game theory incentivizes ELFI token holders to make choices that benefit the platform. The winner of this challenge can reclaim their deposited ELFI tokens, while the loser cannot. We used SafeSnap: Realty, one of the plugins from Snapshot. Please refer to [this link](https://docs.snapshot.org/user-guides/plugins/safesnap-reality).
4. Execute the Loan: If the challenge in step 3 is successfully completed, anyone can execute the loan. Upon execution, the RWA NFTs owned by the Asset Originator become part of the pool, and the stablecoins in the pool are sent to the Asset Originator, equivalent to the loan amount.
